  The only valid offer of Insurance is one that is made in writing by Bureau Insurance Services Ltd. In all cases the Underwriters decision is final. This report remains, at all times, the copyright of the Subsidence Claims Advisory Bureau and is for their and the Underwriters use only. The above guarantee does not apply to the Properties that have not been underpinned.
   

PLEASE READ THE FOLLOWING NOTES CAREFULLY

 

   
  Due to the non-standard nature of the risks involved, dependant on the results of the survey (which remains the property of the underwriters), we may endorse the policy with some or all the following:-

The Excess under - Buildings will be increased to £2,500 under cause (subsidence, landslip or heave). This increased Excess replaces the original Excess stated within the policy wording and is not an additional amount - this is standard on all our polices issued under this scheme.

Drains Endorsement
It is a condition of the Insurance Certificate that within 2/3 months of interception the drains to be tested for water tight operation by way of CCTV camera survey and any repairs deemed necessary completed in that same period. A full written report of the CCTV camera survey must be copied  to this office for our files along with confirmation that repairs are complete. In the event of non-compliance and /or an unsatisfactory report of the Underwriters reserve their right to amend terms including the removal of cover in respect of the cause of subsidence and accidental damage to underground service pipes. The reason for drain testing is because up to 25% of subsidence claims can be attributed to faulty/leaking drains, In extreme cases drain testing may be required before inception of cover.

034 Arboriculturalist's Recommendations.

It is a condition of this Insurance Certificate that the tree(s) named below are kept managed in line with Arboriculturalist's recommendations. This will apply if there are trees within an influencing distance of the buildings of a mature nature.

035  Lopped and Topped.

It is a condition of this Insurance Certificate that the tree(s) named below are regularly lopped and topped. This will apply if there are trees within influencing distance not fully grown or of a similar species.

You are required to place your neighbourhood/local authority on notice with regard to their responsibility to maintain the trees and the vegetation within influencing distance of your property but outside your control - this would come into effect if your neighbour had trees close to your boundaries or you lived in a road where the local authority were responsible for street trees neighbouring woodland etc.

We may also exclude any outbuildings, if they are in a poor state of repair or built of non-standard materials

Obviously there may be other endorsements applicable dependant on the cover requested at the time, our aim is to provide you with adequate knowledge to enable to you to decide whether you wish to proceed, prior to instructing our surveyor.
